Whether you're selling a property, applying for a mortgage, registering a title for the first time, or resolving a boundary query, we produce accurate, compliant maps that meet PRA requirements and keep your transaction moving.

What is a Land Registry Compliant Map?

A Land Registry Compliant Map is a map of a property prepared to the specific standards set out by the Property Registration Authority (PRA), used to clearly and accurately identify the extent of a property for registration purposes. It's a requirement in a number of common property situations, and solicitors will often request one before a transaction can proceed.

When You Might Need One

  • Selling a property where the title needs updating or the boundary has never been formally mapped

  • First registration of a property with the PRA

  • Applying for a mortgage where your lender or solicitor requires an up-to-date compliant map

  • Subdividing land or transferring part of a property

  • Boundary queries or disputes requiring accurate identification of the property extent

  • Extensions or new structures that change the footprint of a registered property

Turnaround Times

  • Houses: maps are typically posted the next working day following the site survey.

  • Apartments: typically 3 working days from site survey, as apartment maps must be drawn up individually rather than simply marked up on an existing map.

Pricing

  • Houses: from €400 + VAT (plus Ordnance Survey map fee)

  • Apartments: apartment maps are quoted individually, as the cost depends on the number of bedrooms, the complexity of the building, and whether existing floor plans and drawings are available to work from. Get in touch with your property details for a tailored quote.

Our Process

  1. Instruction - we take instruction from you or your solicitor, along with any existing folio, title documents or previous maps

  2. Site visit - we visit the property to confirm boundaries and any relevant features on the ground

  3. Map preparation - we prepare the map to PRA-compliant standards, cross-checked against Ordnance Survey mapping and existing title documents

  4. Review & delivery - we review the map with you (and your solicitor, where relevant) before final delivery in the format required for submission

Why Choose Studio AND

As an architectural practice, we bring an accuracy and attention to detail to Land Registry mapping that goes beyond a purely administrative service. We also understand how these maps interact with planning history, structures, and boundaries on real, often complex sites across Dublin and Ireland.

Frequently Asked Questions

Do I need a Land Registry Compliant Map to sell my house? Not always, it depends on whether your property's title and boundary are already properly registered. Your solicitor will usually flag this if one is needed, often at the pre-contract stage.

How long does it take to prepare a Land Registry Compliant Map? For houses, we aim to have the map ready and posted the working day after the site survey, since these can usually be marked up on existing mapping. Apartments take a little longer, typically 3 working days, as the map has to be drawn up rather than marked up.

Who requests a Land Registry Compliant Map - me or my solicitor? Either is fine. We regularly take instruction directly from solicitors on behalf of their clients, as well as directly from property owners.

Does Studio AND cover properties outside Dublin? Yes, while we're based in Dublin, we prepare Land Registry Compliant Maps for properties across Ireland.
